For individual tenants, we require a copy of your passport or IC, recent employment letter or proof of income, and reference contacts. For corporate tenancies, we require company registration documents and authorization letter from the company director. Our team will guide you through the complete documentation process during your initial consultation.
How long does the viewing and application process typically take?
Property viewings can typically be arranged within two to three business days of your inquiry. Following a viewing, if you wish to proceed, the application review and lease preparation usually takes five to seven business days, subject to document submission and landlord approval. We work to facilitate a smooth timeline while ensuring all necessary verifications are completed properly.
What is included in the monthly rental rate?
The monthly rates quoted include the base rental for the property. For serviced residences, building maintenance fees and certain amenities may be included. Utilities such as electricity, water, and internet are typically the tenant's responsibility unless specifically stated otherwise. We provide a clear breakdown of all costs during the viewing so you can make an informed decision.
What is your approach to tenant privacy and property access?
We respect tenant privacy and property access is coordinated through advance notice except in emergency situations. Routine inspections, if required by the landlord, are scheduled with reasonable notice and at mutually convenient times. Maintenance requests are handled promptly with your consent for property access. All interactions are documented and conducted professionally.
Can properties be furnished according to specific preferences?
Designer Apartment Rentals come fully furnished with curated selections. For Serviced Penthouse and Trophy Residence categories, there may be opportunities to discuss furniture arrangements or modifications with the property owner, subject to their approval. We facilitate these conversations and help coordinate any agreed-upon adjustments prior to your move-in date.
What happens at the end of the lease term?
We contact tenants approximately two months before lease expiry to discuss renewal intentions or move-out arrangements. If renewing, we coordinate with the landlord on terms. If vacating, we schedule a joint inspection, process security deposit returns according to the lease terms, and assist with utility disconnections. Our goal is to ensure a smooth transition regardless of your decision.
